Listing an Asset for Fractional Sale
Who this is for
You already own an asset outright (or hold the majority interest) and want to sell fractional shares while keeping some for yourself.
Step 1: Ownership verification
- Upload deed, title, or registration documents
- Slivvy runs an automated lien and encumbrance search
- If liens are found, you'll get an itemized list with resolution steps before the listing can go live
Step 2: Asset due diligence
- Valuation — upload a recent appraisal or request one through Slivvy's partner network. For boats and vehicles, we pull from KBB/NADA/marine survey data.
- Inspection report — upload existing or schedule through a Slivvy-approved inspector
- Insurance — upload your current policy; we'll flag if coverage is insufficient for co-ownership
- Taxes — confirm property taxes are current
- HOA / marina / hangar — confirm any association fees are current and co-ownership is permitted under the rules
Step 3: LLC formation
Slivvy files a Wyoming LLC on your behalf through our registered agent partner and obtains an EIN from the IRS. Title to the asset is transferred into the new LLC. See LLC Formation and Title Transfer for details.
Step 4: Operating Agreement
Slivvy generates the Operating Agreement based on your choices:
- How many shares total, how many you're keeping
- Voting rights, usage allocation, and peak-season rules
- Fee structure — monthly maintenance, reserve contribution, onboarding fee
- Buy-sell provisions, right of first refusal, exit terms
- Pet, smoking, guest, and subletting policies
Step 5: Build the listing
- Upload photos, video walkthrough, and (optionally) 360° tour
- Fill in asset details and amenities
- Set share price per share — Slivvy adds a small platform margin on top
- Configure usage rules: days per share per year, booking windows, peak-season method, guest rules, cleaning requirements
- Choose your co-ownership insurance package
Step 6: Review and go live
Slivvy reviews every listing for completeness and compliance before it goes live on the marketplace. Most listings are approved within 24–48 hours.
After your listing is live
You'll see applications come in from verified buyers. You can accept the asking price or accept lower offers — but you cannot decline a fully-verified buyer who's paying full price. See Reviewing Buyer Applications.
